The survey we have does <br /> not provide the distance of the set back of the house to the north, but does provide the distance <br /> of the two existing houses on the site, which average a :26foot setback. <br /> The fire station is set 19 feet off the property line. Therefore we require a variance on the front <br /> yard set back of 11 feet, from the greater dimension olF 30 feet for front yard setback. <br /> Public Works Department <br /> Front Yard Setback <br /> Section 1640.5 of the zoning code states that the front yard setback must have a depth equal to <br /> the greater of 40 feet or a distance equal to the to the average of the setbacks of structures on <br /> the two adjoining lots. The Public Works Department is 12 feet 6 inches off the property line at <br /> the closest point and 18 feet ten inches at the primary facade. We require a variance at the <br /> front yard set back of 27 feet 6 inches and 21 feet 2 inches. <br /> Side Yard Setback <br /> Section 1640.5 of the zoning code states that side yard setbacks at interior lots must be at least <br /> 15 feet. The current Public Works building is 5 feet off the property line.
