The existing site contains several existing buildings that currently fall well within the minimum <br /> setbacks required by St. Anthony. This is the case on the south, east and west portions of the <br /> site, side yard, rear yard and front yard setbacks. The requested variance would allow the Public <br /> Works Department to build new structures on the site without compromising their use of the site. <br /> Operations require larger open areas to maneuver, load equipment, mix salt and conduct ongoing <br /> operations. Setting a structure thirty feet or more from the property line compromises operations <br /> since the use of the land between the property line and structure is less flexible and usable. Note <br /> that efforts were made to minimize the amount of buildntg area adjacent to property lines in the <br /> proposed site plan. The amount area in the new buildings, as shown in the proposed plan, that fall <br /> within the set back area, is approximately half of the current condition. <br /> 2. As noted above, there is no desire to increase property value, but to make use of the site in the <br /> same manner as it is used currently. <br /> 3. There is no personal or strategic interest on any party to take advantage of this variance other <br /> than the un--omprornised use of the site for ongoing operations, as currently -;dsts. <br /> Specific Variance Requests: <br /> Allow a front yard setback from the front property line to northwest corner of the building <br /> of 12' - 6", and from the front property line to the primary front facade of 18' -10". <br /> Allow the rear portion of the existing public works building to remain within the currently <br /> required setbacks of 15' - 0". The building currently is situated i P - 0" at the rear yard <br /> and 5' - 0" at the side yard. <br /> Allow the back side of the proposed Salt Building to align with the rear elevation of the <br /> existing building at the rear yard: setback of 11'.- 0". <br /> Allow for the use of a supported membrane structure for the use of salt storage and <br /> loading. The building type features a galvanized structural supporting frame and a fire- <br /> retardant colored fabric roof, in a barrel vault configuration. <br />
