■ <br /> ■ <br /> ■ INTRODUCTION <br /> ■ GENERAL CONCEPT PLAN <br /> • The Village at St.Anthony project envisions the creation of a <br /> ■ mixed-use urban village on a 50-acre site dominated by the <br /> nearly vacant Apache Plaza mall.A compact,walkable neigh- <br /> borhood will mix a variety of housing types with retail and <br /> commercial uses.The development will connect to the exist- <br /> ing adjacent neighborhood and provide a transit friendly en- <br /> vironment. <br /> The proposed neighborhood will be tied together by two major <br /> ■ elements. The first is the creation of a central roadway flow- <br /> ing east-west through the site (an extension of 39th Street). <br /> This new roadway will be enhanced by streetscape elements <br />® and transit improvements.The second key feature is the cen- <br /> tral park facility that will serve the dual purpose of park and <br /> ® open space amenity and significant water quality treatment. <br />■ Neighborhood, street front retail uses will line the new cen- <br /> tral roadway. Their economic success will be supported by <br /> the draw of customers to the existing Cub Food store and a <br /> new, large retail anchor. The proposed housing will include <br />■ several types that are not currently offered in the community, <br /> providing options for current residents and freeing up exist- <br /> ing housing for new families.
