Date: June 7, 2004 <br /> To: St. Anthony Planning Commission <br /> From: Perry Thorvig, City Planning Consultant on Silver Lake Village <br /> Subject: .Taco Bell Parcel <br /> Requested Action: No action is required. The Planning Commission will be briefed on <br /> an amendment to the Silver Lake Village PUD to include the Taco Bell parcel as part of <br /> the PUD. <br /> Background <br /> Representatives of the developer and Wendy's will be at the meeting to present the <br /> concept and answer Planning Commissioner's questions. A PUD amendment request <br /> will be presented to the Planning Commission in July for consideration. <br /> The Robert Muir Company, developer of the Silver Lake Village, owns the Taco Bell <br /> site. Taco Bell is on a month to month lease. The.developer has been negotiating with <br /> Wendy's to build a new restaurant on the Taco Bell site. <br /> The Taco Bell parcel is not part of the PUD. The parcel needs to be included as part of <br /> the PUD in order to allow the Wendy's to be built. Without PUD designation, a Wendy's <br /> could not meet the on-site parking requirements in the St. Anthony zoning code. <br /> The proposed store is similar to other Wendy's outlets in the Twin Cities area. However, <br /> its reddish brick veneer will be similar in color to the Wal-Mart fagade. The store will be <br /> somewhat larger than the existing Taco Bell. <br /> The inclusion of the site in the PUD will present a tremendous opportunity to update a <br /> primary property along Silver Lake Road. The Silver Lake Village landscaping scheme <br /> can be extended onto this site and up to Silver Lake Road. <br />
