MEKUS STUDIOS LTD SUNSET MEMORIAL PARK CONCEPT REVIEW SUBMISSION T. ANTHONY, MINNESOTA INTRODUCTION INTRODUCTION • Sunset Memorial Park and their Owner,Alder-woods (Minnesota) Inc. a subsidiary of Alderwoods Group Inc. (the Owner),is requesting to rezone the existing cemetery property from its current R-1 classification to R- OS. Per conversations with the City Staff, the cemetery property,located at 2250 St Anthony Boulevard in St.Anthony,is a legal non-conforming R-1 use. The Owner would like to correct the zoning to the appropriate classification R-OS (Recreation Open Space). This use group allows cemeteries as a permitted use as well as mausoleums and crypt structures as permitted accessory structures. Following this change in zoning classifications, the Owner would like to request a Text Amendment to the R-OS classification referenced above to allow"Funeral Homes"as a permitted conditional use structures within the R/OS classification . The following document presents a proposed funeral home design at the entrance to the cemetery on St. Anthony Boulevard. It should be noted that the cemetery boundaries overlap the City of St. Anthony Village and the City of Minneapolis. The site proposed for the funeral home lies entirely within the St. Anthony jurisdiction. EXISTING SITE The proposed site is located at the main cemetery entrance on the east side of the property along St. Anthony Boulevard. The project would replace the existing cemetery office building with a new multifunction building housing the cemetery offices and a new funeral home facility. Care would need to be-taken to locate the existing ground burial in the adjacent cemetery sections as the building located the site. Note: Historical Building Research •Mehus Studios Ltd searched the Minnesota-National Registry of Historical Places to see if the existing administration building was aprotect building on the registry.http://nrhp.mnhs.org/NRS earch.cfm. Mehus Studios searched under Hennepin County, there were+1=1400 listings in the County.No listing came up under Sunset Memorial. Mehus Studios contacted the Village of St.Anthony Zoning Administrator to inquire i f there was a local list.The ZA was not aware of a Village protected building list but • would verify with others at the Village(07/13/04).
