Date: September 14,2004 <br /> From: Perry Thorvig, Consultant Planner <br /> Subject: Silver Lake Village Developments <br /> Required Action: None—Briefing Only <br /> This report is intended to bring you up to date on selected developments in and adjacent <br /> to the Silver Lake Village PUD project. The briefings include information about the <br /> Equinox Apartments, Wendy's, and Applebee's. No Council action is required. I will be <br /> at the meeting to answer questions related to these projects. <br /> Equinox Apartments <br /> This apartment development borders the Silver Lake Village PUD on the north and <br /> northwest side. It is within the PUD zoning district. The apartment complex was built in <br /> the 1970s. The project is undergoing an extensive interior renovation. The owners are <br /> also planning to demolish and rebuild the garages on the site and relocate.site access to <br /> open up views to the main building entrances from the Cub parking lot and the park. <br /> These garages have formed a very unattractive `fortress' type of wall that has separated <br /> the apartments from the Apache Plaza development. The project architects have <br /> proposed several openings in the long garage facades, redesigning the roofs, and adding <br /> brick to the exterior walls that face the Cub parking lot and the new park. <br /> Because the development is within the PUD zoning district, it requires review by the <br /> City's Design Review Committee. The City's Design Review Committee has provided <br /> feedback to the architects. They have incorporated the suggestions of the Design Review <br /> Committee and submitted plans for approval. The committee has approved the plans. <br /> The rebuilding of the garages will begin this fall. <br /> Wendy's <br /> A new Wendy's restaurant will occupy the site of the former Taco Bell. Taco Bell was <br /> demolished during the last week in August. <br /> The Wendy's representatives have had at least two discussions with the Development <br /> Review Committee concerning their site plan, building elevations, exterior materials, and <br /> other aspects of the building's appearance. <br /> It will be a fairly standard Wendy's building that has been customized, somewhat, to <br /> meet the site size and to be compatible with the materials in the rest of the project.
