Childs, City Manager
T T EM SETBACK REQUEST FROM B. PETERSON, FOR 3301 EAST GATE ROAD
The applicants are proposing improvements to an existing house and
freestanding garage which would result in the garage being an attached
garage. Based on the City Zoning Ordinance,, the current garage has a
legal non-conforming setback of 24" from the property line as well as
a 2 foot setback from the neighbor' s garden shed which actually
encroaches onto the Peterson property from 1 to 2 feet..
The Peterson's propose a new laundry room and two season porch. The
improvements will not exacerbate the current setback problem but
additions to a non-conforming use do require a variance prior to
approval .
The lot is an odd-shaped one which is one basis for a variance and
this appears to be a straight forward request.
No calls have been received for or against this request and a letter-
from Mr. Dickey (the neighbor to the north) states that he has no
objections.
By connecting the house and garage, which have only a 5 foot
separation, it might be possible to rationalize that for fire
separation purposes, the current situation is made safer rather than
worse since firewalls, etc. are required when the structures are joined.
:cjk4.21 .87
