Childs, City Manager <br /> a T EM : REQUEST FOR SUBDIVISION WITHOUT PLATTING FROM D. EVANSON FOR APPROXIMATELY <br /> 3512 SILVER LAKE ROAD <br /> This is a request from David G. Evanson for approval of <br />- <br /> subdivision without platting for a parcel located in the 3500 <br /> block of Silver Lake Road and which extends to Belden Drive.- The <br /> applicant proposes to split the 150 foot X 262 foot parcel into <br /> four single family lots, approximately 75 feet X 131 feet in <br /> size. <br /> The proposed lots of 9,825 square feet comply with the minimum <br /> size (9,000 square feet) requirements of the Zoning Ordinance as <br /> well as the minimum width (75 feet) requirements of the Zoning <br /> Ordinance. <br /> Since installation of streets, water -and sewer mains are not <br /> required, the Commission could consider the request for <br /> subdivision without platting. (See Section 330.61 for description <br /> of subdivision without platting. ) <br /> Before "subdivision without platting" is approved, the applicant <br /> should satisfy the Commission as to: <br /> 1. What the final grade of the lots will be to assure <br /> adequate and property drainage; <br /> 2. That proper legal descriptions are given (block and lot <br /> descriptions cannot be used without platting) ; <br /> 3. That 5 foot drainage and utility easements as provided <br /> in the Johnson and Hertog subdivisions are also provided <br /> here. <br /> If these areas are sufficiently unclear, it may be necessary to <br /> go through the formal platting process. <br /> �:cjk4.21 .87 <br />
