NELSON. • <br /> X412 ROOSEVELT ST NE <br /> ST ANTHONY, MN 55418 <br /> RESPONSE TO QUESTION NO. 1 <br /> As indicated in the drawings submitted to support this variance <br /> request, our lot is 75 feet wide and . 154. 03 .feet deep. Presently <br /> the house is 42 feet long and 24 feet wide with an attached garage <br /> 14 feet in width and 22 feet deep. The structure is located such <br /> that there is a. five-foot setback from the north lot line and 14 <br /> feet from the south lot line. Strict adherence to the ordinance <br /> would only allow expanding the present garage- width to 18 feet <br /> because of the required 15 feet total setback distance to the lot <br /> lines.. In effect this ordinance would preclude garage expansion <br /> because an 18 foot width is too narrow to include a service door o- . <br /> to effectively serve as a two-car garage. <br /> RESPONSE TO QUESTION NO. 2 <br /> The proposed variance is not requested because of a desire to <br /> increase property values. Although the expansion would obviously <br /> increase the property value some, the increase certainly would not <br /> equal the cost of the expansion. The value of the project would b,e • <br /> the availability of space for vehicles and a hobby woodworking area. <br /> At the present time two vehicles and a tent camper must remain, <br /> outside.- Although not a monetary .one, an additional value would be <br /> the improved appearance of the property achieved by moving the <br /> vehicles and camper inside the garage. <br /> RESPONSE TO QUESTION NO. 3 <br /> The 75 foot lot width, along with the building's dimensions and <br /> location, were established in approximately 1953. I purchased the <br /> property in 1976 and had no input into the above decisions. There <br /> are no other persons, other than my family, that have any present <br /> interest in this parcel of land. <br /> f • <br />
