I know that I could do a good job for the city. <br /> This lot is unique in that it is narrow at the front and <br /> drops off very quickly to the back. It is my idea that the <br /> lot should face Townview rather than Silver Lake Road which <br /> was it 's original positioning. I think you could offer the <br /> homeowners greater safety as well as using the garage as a <br /> buffer for a noise barrier and giving the neighbors to the <br /> south a more private use of the north side of their house.. <br /> Using windows on the Silver Lake Road side of the garage <br /> will help give it an illusion that the house front is on <br /> Silver Lake Road and maintain nice curb appeal from both <br /> streets . I have done something similar to this on the corner <br /> of 33rd and Edward . <br /> The lot is ideal for a full basement walkout which means the <br /> house should be either a rambler of a two story. I have <br /> submitted proposals for both. It is my personal opinion <br /> that the two story is most desirable- for several reasons. <br /> First of all the lot has the potential of a nice skyline <br /> view. Second we can get a much larger house on the lot with <br /> a two story which will be an advantage to a family. It is <br /> in the best interest of the city to provide housing for <br /> families in a growing community. Third of all I believe the <br /> two story will enhance the tax base of the city to a greater <br /> degree although either house will be a great improvement . <br /> I have appreciated working with the city on similar <br /> situations in the past and look forward to doing so in the <br /> future. I have based the sale price on the lot on what I <br /> believe I could realistically sell it for with •the build <br /> job, which is approximately $30,000 .00. My figures suggest <br /> that the lot as is should be $15,000.00 but if everything <br /> goes well for me I believe an offer of $20,000.00 is <br /> realistic.
