Mornson <br /> Saint Anthony 611age <br /> 3301 Silver La m Road <br /> St. Anthony, I N 55418-1699 <br /> RE: Propo Knox Lumber Location <br /> Apache Plaza <br /> St. Antflony, MN <br /> Dear Mr. Mo son: <br /> Pursuant to ow previous conversations, Knox Lumber is very excited about the possibility of <br /> constructing ou r "New Prototype" concept at the above=referenced location. <br /> This "New Zt7,000 otype" consists of a 70,000 square foot all masonry construc building, <br /> Approximatey square feet is retail and approximately 60,000 square feet of buildings <br /> in the outside roduct area. This outside product area is quite different from a traditional <br /> lumberyard, T ie, lumberyard is fully enclosed and a majority of the material is stored under <br /> roof. <br /> This new retail ncept is reflected by our new "Quantum Leap" Entrance drive ugh. The <br /> customers can rdilve into the.outdoor storage area and select and load the desired product and <br /> pay for it as th exit the area without having to go into the main retail building. This outside <br /> storage area ha he benefit of operation without the use of loudspeakers as all employees have <br /> hand held radi s. There is also no pole mounted lighting in the outside product area as all <br /> lighting is moui ited on the buildings and shine down. <br /> We have been very successful in positioning our "New Prototype" in areas that are densely <br /> populated and i i upscale retail areas, because of this new design that enables ours ore to blend <br /> in and co-exist in areas that a traditional "Lumberyard" could not be constructed. Wecertainly <br /> think that our n w design is a much better alternative to looking at the back of a 12rge discount <br /> retailer or large grocery store which in many instances have trash dumpsters and loading docks <br /> visible to the surrounding businesses or residents. Our "New Prototype" will be hilly enclosed <br /> so there will nc t be anything visible. <br />
