STAFF REPORT <br /> DATE: May 16, 1995 <br /> TO: Planning Commission <br /> FROM: Kim Moore-Sykes, :Management Assistant <br /> ITEM: PETITION FOR REZONING OF PARCEL FROM R-1, <br /> SINGLE FAMILY DISTRICT TO R-2, TWO FAMILY <br /> DISTRICT, MOUNDS VIEW ACRES, SECOND <br /> ADDITION <br /> BACKGROUND <br /> Nedegaard Construction Company, Inc. has submitted a petition for rezoning of a parcel <br /> of land known heretofore as Mounds View Acres, Second Addition from an R-1, Single <br /> Family District to R-2, Two Family District. Mr. Bruce Nedegaard, owner of Nedegaard <br /> Construction, Inc. has acquired the back portion of 4001 Fordham Drive, and the vacant <br /> lots behind 3929 Fordham Drive, 3921 Fordham Drive and a portion of the vacant lot <br /> • behind 3917 Fordham Drive in order construct a proposed twin homes project that will be <br /> southwest of the Evergreen Townhomes. Mr. Nedegaard is requesting that this <br /> aforementioned parcel be rezoned to R-2 so as to accommodate the construction of this <br /> ' twin home project. <br /> The R-2 zoning district requires that each proposed lot for a twin home building be at <br /> minimum 12,000 square feet. Mr. Nedegaard has a total of 165,257 square feet for the <br /> project and this parcel will more than adequately provide the square footage he needs to <br /> build six twin home buildings. <br /> DEVELOPMENTAL ANALYSIS <br /> By allowing the rezoning of this parcel of land, Mr. Nedegaard's project will benefit the <br /> City in a number of ways. Rezoning this area will allow development of these vacant lots; <br /> the proposed project will increase the tax base of the City; and will provide alternate living <br /> options for those people who no longer want to live in a single family residence or for <br /> those who are first time home buyers. <br /> RECOMMENDATION <br /> Staff recommends the approval of the rezoning of this R-1 zoned parcel to an R-2 zoned <br /> parcel. Rezoning of this parcel to allow for the construction of the twin home project is <br /> an appropriate use for this land. <br />
