We believe this is appropriate for the -following <br /> reasons: <br /> 1. The property to the north is a townhome development <br /> with an overall density of approximately seven units <br /> per acre, <br /> 2. The property to the east is a railroad line, <br /> 3. This property is triangular shaped and due to the <br /> shape it would be difficult to efficiently design <br /> single family residential lots, <br /> 4. Due to the cost of correcting the soils on the site <br /> even with tax increment financing assistance, a higher <br /> density is necessary in order to make this site <br /> economically viable, and <br /> S. Again, due to the site location it would be very <br /> difficult to design a public roadway system to serve <br /> in an R-1 district.
