STAFF REPORT <br /> DATE: May 16, 1995 <br /> TO: Planning Commission Members <br /> FROM: Kim AToore-Sykes, Management Assistant <br /> ITEM: PETITION FOR SUBDIVISION OF PROPERTY, <br /> MOUNDS VIEW ACRES, SECOND ADDITION <br /> BACKGROUND <br /> Nedegaard Construction Company, Inc. has submitted a petition for subdivision of <br /> property known heretofore as Mounds View Acres, Second Addition into three (3) parcels <br /> which would allow for the construction of six two family residential dwellings and two <br /> single family dwellings. The two parcels for the single family dwellings are on Fordham <br /> Drive and will have that street addresses. The third parcel will be used to construct the <br /> proposed twin homes project. <br /> Mr. Bruce Nedegaard, owner of Nedegaard Construction, Inc. has acquired the back <br /> portion of 4001 Fordham Drive, and Lot 5, Block 4, MOUNDS VIEW ACRES SECOND <br /> ADDITION, except the south 57 feet of the West 130 feet thereof and also except the <br /> North 28.51 feet of the West 130 feet thereof; Lot 6, Block 4, MOUNDS VIEW ACRES <br /> SECOND ADDITION, Ramsey County, Minnesota except the West 130 feet thereof-, and <br /> that part of Lot 7, Block 4, MOUNDS VIEW ACRES SECOND ADDITION; Ramsey <br /> County, Minnesota which lies easterly of a line described as follows: Beginning at a point <br /> on the North Line of said Lot 7; distant 160 feet easterly of the northwest corner of said <br /> Lot 7; thence southerly and parallel with the West line of said Lot 7 a distance of 105 feet; <br /> thence southwesterly to a point on the South line of said Lot 7 distant 130 feet easterly of <br /> the southwest corner of said Lot 7 and said line there terminating. <br /> In the process of purchasing this property and subdividing it, he will be able to replat it <br /> into lots and blocks, thus updating the legal descriptions and eliminating the metes and <br /> bounds legal description that currently exists on this property. Each lot has the required <br /> square footage according the to Zoning Ordinance. <br /> Proposed Lot 15 has 9,750 square feet and 75 feet of front footage. This lot will be used <br /> for the reconstruction of the Schroeder single family residence after the current structure <br /> has been demolished. Proposed Lot 16 has 10,663 square feet with 82 feet of front footage. <br /> Mr. Nedegaard is proposing to move an existing house onto this parcel. <br /> The parcel for the proposed twin home project has an area of 165,257 square feet, allowing <br /> for each building lot to have at least an area of 12,000 square feet.
