STAFF REPORT <br /> DATE: May 16, 1995 <br /> TO: Planning Commission Members <br /> FROM: Kim Moore-Sykes, Management Assistant <br /> ITEM: PETITION FOR SUBDIVISION OF PROPERTY -- <br /> MAKO INC./OLSON PROPERTIES, OLD HIGHWAY 8 <br /> BACKGROUND <br /> Arnold Development has submitted a petition for the subdivision of property and the <br /> platting of 2938 Old Highway 8, 3004 Old Highway 8 and 2926/2930 Old Highway 8. <br /> These properties were originally known as the Mako Inc./Olson properties and the <br /> residential structures were converted to rental units after the area was rezoned R-2. Mr. <br /> Arnold Gregory, owner of Arnold Development, approached the City with a <br /> development plan for the area, whereby he would purchase the properties, demolish the <br /> existing structures, combine the three parcels and construct 18 owner-occupied townhomes <br /> on the site. <br /> He has purchased these three parcels and is proposing to build one building with two <br /> townhome units and four buildings with four townhome units. Because of the City's <br /> zoning ordinance, Mr. Gregory is required to rezone this parcel to R-4 in order to.proceed <br /> with his redevelopment plans. The property is 74,2250 square feet and will allow for the <br /> construction of five townhome buildings. <br /> RECOMMENDATION <br /> Staff recommends the approval of the subdivision of property and the replatting of this <br /> parcel, which will update the legal description and create a single parcel of land for the <br /> .proposed construction of the proposed townhome project. <br />
