Addendum for Variance Petition <br /> 1. Due to the shape and topographical conditions of the parcel involved we are requesting <br /> a variance under the R-4 zoning ordinance from a 40 foot backyard setback to 20 feet. As you <br /> can see from the attached site plan, this <br /> of the becomes effective in Only ODe area <br /> are anywhere from from entire 22 <br /> parcel and that is at lot number 2. Ile balance <br /> foot setback at lot number 3 to a 34 foot setback at lot number 9. <br /> The sideyard setbacks all fall within the ordinance setback requirements of 15 feet. <br /> The front yard setbacks are generally within the ordinance requirements except for lots <br /> number 1 and 16. These locations need a setback variame on the front yard location to 20 feet. <br /> 2. The purpose of the proposed variance is based on trying to configure the site plan to <br /> best utilize the entire site and at the same time make the proposed development self-containing. <br /> Initially, we attempted to avoid the setback requests and use the existing alley to the north for a <br /> secondary ingress and egress location. It was extremely cumbersome and the alley width made it <br /> virtually impossible for passing vehicles. The proposed variance makes the proposed <br /> development self-containing and much more desirable for the'surrounding neighborhood. <br /> 3. The proposed variance is caused by the fad that to make economic use ofthe parcel a <br /> certain number of units need to be attainable to make the parcel feasible for development. <br />
