STAFF REPORT <br /> DATE: May 16, 1995 <br /> TO: Planning Commission <br /> FROM: Kim Moore-Sykes, Management Assistant <br /> ITEM: PROPOSAL TO AMEND CHAPTER 16 OF THE 1993 <br /> ST. ANTHONY CODE OF ORDINANCES, SECTIONS <br /> 1615, SUBD. 8; 1616.05, SUBD. 8; AND 1620, SUBD. 8 <br /> RELATING TO LOT COVERAGE <br /> BACKGROUND <br /> Staff was asked to research the possibility of increasing lot coverage for R-1, R-1A, and R-2 <br /> zoning districts. In contacting Fridley, Arden Hills, Little Canada, Mounds View and New <br /> Brighton, Staff has found that St. Anthony's requirement of 30% lot coverage, which <br /> includes driveways and sidewalks, is restrictive in comparison. Lot coverages ranged from <br /> 25% for buildings only in Fridley to 40%, including driveways, in New Brighton. Most of <br /> the cities contacted had 35% lot coverage for their comparable residentially zoned districts. <br /> RECOMMENDATION <br /> Staff recommends that lot coverage be increased from 30% to 35%. Lot coverage will <br /> continue to include driveways and sidewalks. This increase will allow more of the lot to <br /> be built while at 35%, the residential lots will retain most of its impervious surfaces for <br /> run-off. <br />
