Westwood ?rofess oral Se7vices. Inc.
February 7, 1996
14180 Trunk Hwy.5
Eden Prairie. The EAW comment period expires February 14, 1996. The City Council is scheduled
to consider the results of the environmental review at the February 27, 1996 meeting.
Please include this application for consideration at the February 28, 1996 Board meeting. We have
included the following documents in support of this application:
• Preliminary Plat
• Grading,Drainage&Erosion Control Plan
• Drainage Area Map
• Hydrologic&Hydraulic Computations
The following section discusses the key features of the proposed Storm Water Management Plan
SITE HYDROLOGY
The project consists of redevelopment of a portion of an existing shopping center. A vacant fitness club
building, along with approximately 110,000 s.f. of the existing 525,000 s.f. mall building will be
demolished to accommodate construction of a 75,000 s.f. Cub Foods store.
The 51 acre site drains predominately from west to east and outlets via three main storm sewer lines to a
trunk storm sewer in Silver Lake Road. This trunk sewer conveys storm water to a discharge in Silver
Lake. The existing conditions are highly impervious with green space limited to the boulevard along
Silver Lake Road and a small lawn space in the northwest comer of the center.
The proposed Storm Water Management Plan calls for construction of three wet:detendon basins in,the
redeveloped portion of the project. These basins will treat all runoff from the new Cub site along with
the existing bank and two new retail lots created along the eastern frontage of the project. Additionally,
the existing Tires Plus building and a portion of the eastern parking lot for the shopping center will also
be routed through these detention basins.
