Opus Northwest,L.L.C.
/N 99
®P U• 0 Opus Center Mailing Address
, 9900 Bren Road East P0.Box 59110
Minnetonka.Minnesota 55343-9600 Minneapolis,Minnesota 55459-0110
February 7, 1996 612.936-4600 Fax 612.936-4529
Mr. Mike Mornson
City Manager
City of St. Anthony
3301 Silver Lake Road
St. Anthony, MN 55418-1699
RE: APACHE PLAZA - COMPREHENSIVE SIGN PLAN
Dear Mike:
The intent of this letter is to formally request that the City Council re-evaluate the sign package we
submitted as part of the overall redevelopment of Apache Plaza. We were disappointed that the
Planning Commission did not approve the proposed size of the monument signs for the outparcel
buildings along Silver Lake Road.
Specifically, we are requesting that the height of the monument signs be allowed to be no more
than eight feet in height from the ground level to the top of the sign structure. The actual size of the
proposed sign panel area will be no more than 5'8" x 12'0" in size or not to exceed 69 square feet
per side. We are also willing to commit that each of the monument signs will conform strictly to an
approved architectural design; a proposed copy of that design has been enclosed for distribution to
members of the City Council.
I must stress the importance of this issue and ask that it be given serious consideration by members
of Staff and City Council. In order to attract quality businesses, we must be able to provide
adequate, quality signage. The Apache Plaza site must compete effectively with neighboring
communities in terms of signage. The signage we are requesting is not, in my opinion, excessive.
In fact, it is really very minimal in terms of what other communities provide and in terms of what
retailers expect to be available. Our proposed signage does not deviate drastically from the
established criteria(it meets the height restriction, but allows for more signage per side). In fact, it
appears to be comparable to the office building sign and TCF Bank sign across the street from
Apache Plaza.
We respectfully request that Staff support an approval of this proposed signage and that the matter
be further discussed with the City Council on February 13. This is an important step in the overall
redevelopment of this property and we would like to do it right the first time to ensure that this
property is economically viable in the long run for the City, the property owners and the retailers.
If you have any questions, please feel free to give me a call. Thank you for your consideration of
this matter.
Sincerely,
Jay Scott
Manager
Real Estate Development
JS:bb
Enclosures
Opus Northwest,L.I.C.is an affiliate of the Opus group of companies=Architects,Contractors,Developers
Chicago,Columbus,Dallas,Denver,Ft.Lauderdale,Milwaukee,Unneapolis,Orlando,Pensacola,Phoenix,Sacramento,San Francisco,Seattle,Tampa,Washington D.C.
