08/22/96 THU 09:01 FAX ST ANTHONY 0003 <br /> • Planning Commission Regular Meeting Minutes <br /> August 20, 1996 <br /> Page 3 <br /> 1 Mr.Bucksell'confinned this was the same plat that was approved last year. <br /> 2 Chair Bergstrom noted the plat may have changed between the time of Planning Commission <br /> 3 recommendation and City Council approval. <br /> 4 Commissioner Franzese asked if the height of the buildings had changed. <br /> 5 Mr, Bucksell stated there was not an increase in height of any of the units. <br /> 6 Chair Bergstrom closed the public hearing at 7:20 P.M. <br /> 7 Motion by Bergstrom, seconded by Horst, to recommend City Council approval of the request for <br /> 8 subdivision of property for Arnold Gregory, Arnold Development, Auditors Subdivision 377, <br /> 9 Blocks 2 and 4, Old Highway 8, changing the configuration of Building 2 and Building 4 from <br /> 10 four units to three units and the footprint of Building 3 and reconfiguration of parking- <br /> 11 Vote on the motion: Bergstrom,Delmonico,Franzese, Gondorchin,Horst,-and Thompson voted <br /> 12 aye. Commissioner Makowske abstained. <br /> Motion earried. <br /> 14 Chair Bergstrom noted this issue will be considered at the August 27, 1996 City Council meeting. <br /> 15 B. Variance Request for Non-Conforming,R r_LLoj B r.=Nedegaar Fordham Drive f,96- <br /> 16 13�, <br /> 17 Chair Bergstrom opened the public hearing at 7:23 P.M. <br /> is Ms. Moore-Sykes reported Bruce Nedegaard, owner of Nedegaard Construction is requesting a <br /> 19 variance for lot area and size for his property located at'Outlot C,Fordham Drive. Originally,this <br /> 20 property was to be replatted along with the property at 3929 Fordham Drive owned by Tom and <br /> 21 Diane Schroeder in order to make both properties conforming residential lots. Asa result of the <br /> 22 City amending its lot coverage ordinance,Mr. and Mrs. Schroeder later decided to remodel their <br /> 23 current residence,leaving Mr.Nedegaard with a residential lot that is not buildable because it <br /> 24 does not meet the City's ordinance regarding lot size and area <br /> 25 Currently,the lot is 67.51 feet in width and 8,766.3 square feet. The City's ordinance requires <br /> 26 that a buildable residential interior lot be 75 feet wide and 9,000 square feet. Outlot.C requires a <br /> 27 variance of 7.49 feet in width and 223.7 square feet. <br /> Staff is recommending that this request for a lot area and size variance be approved. It is the <br /> 29 Sta$'s opinion but for the untimely amendment to the lot coverage ordinance,W.Nedegaard <br /> 30 would have had a conforming residential lot. The amending of this ordinance caused Mr. <br /> 31 Nedegaard an unforeseen hardship by limiting his ability to develop this lot. <br />
