In the amount of $12,500.00 for Nedegaard Construction <br /> 4 Company, Lot 2, Block- 1, The Village Commons. <br /> 5 Motion carried unanimously. <br /> 6 VI. REQUEST FOR TAX INCREMENT FINANCING ASSISTANCE FOR THE <br /> 7 REDEVELOPMENT OF 3301 STINSON BOULEVARD (OLD CLARK <br /> 8 STATION SITE). <br /> 9 Morrison reported that the City had set aside $30,000 specifically for this parcel when <br /> 10 the Tax Increment budget was amended. Alan Chazin has presented a proposal for <br /> 11 this site and Jerry Gilligan is preparing a development agreement. The $30,000 will <br /> 12 be paid upon certificate of occupancy of the four units. The proposal for this property <br /> 13 will require a variance for steps to be placed 14 feet out on the property. <br /> 14 Alan Chazin, Alan Chazin Homes Inc., stated he has met with Management Assistant <br /> 15 and City Manager and feels he has a nice proposal for this site. The proposal will <br /> 16 meet the Ordinances in regard to setbacks, density and lot coverage. He has built <br /> 17 similar units in the Cities of St. Paul and Eden Prairie. The units will include a tuck- <br /> 1.8 under garage which will not be visible from the front. The units will include a <br /> 19 maintenance-free exterior and the price range will be $130,000 to $140,000. The units <br /> 20 will be two-floor and contain approximately 1,450 square feet. <br /> 21 Mayor Ranallo suggested that Mr. Chazin contact the residents in the area and conduct <br /> 22 a neighborhood meeting to explain the project. He asked if the owner of the adjacent <br /> 23 16 foot parcel was still unwilling to sell. <br /> 24 Mr. Chazin stated he had not pursued the purchase of that parcel as it would not <br /> 25 increase the amount of units on the site. <br /> 26 Faust questioned the overall height of the units. <br /> 27 Mr. Chazin stated the height will be 96 feet in the front and 123 feet in the rear of the <br /> 28 units. The units will be owner-occupied and an association would be created. <br /> 29 Wagner questioned the amount of parking provided on-site. He noted that there was <br /> 30 no parking available in the driveway area. <br /> 31 Mr. Chazin stated each unit would have a double car garage. He stated he did not <br /> 32 believe he would be required to provide additional parking. He asked if the City was <br /> 33 requesting that he provide 4 additional parking spaces. <br /> 34 Wagner noted that four additional parking spaces had been provided in the original <br /> 35 plan but have since been removed. <br />
