. 00"hou
e -A
DATE : APPROV1
TO : \
Planning Commission Members
FROM : `
David M. Childs, City Manager
I TEM : LANG NELSON. REQUESTS
There are two requests from Lang-Nelson:
1. Amend the Detail Plan and Development Concept Plan for the
Kenzie Terrace Redevelopment 'Project from the one ap-
proved in August, 1988 (minutes attached) .
2. Approve a plat which would combine all the parcels of
property into a single lot (required by the P.U.D.
ordinance) .
1) Amendment to the Development Concept Plan and Detailed Plan
The applicants propose amendments to the currently approved plan as
follows:
*allowing for parking on the perimeter of the site rather than
in the center;
*allowing for more separation in parking between the individu-
al buildings to give each building more of its own identity;
*moving the buildings from the perimeter gives more space
between them and the abutting property owners, thus decreasing the
"mass" of building adjacent to them;
*adding an additional driveway entrance on the west side of
the property, also to give separate identity to the individual build-
ings;
*providing some "villa-type" units on the ends of the build-
ings which would have separate entrances rather than entrances down
the long hallway in the buildings. These portions would be 2 stories
tall, also hopefully reducing overall building mass on the site;
*provision of a more efficient pathway system.
Note: Since the notice was mailed, the applicants have changed
the building design to comply with staff recommendations.
This has resulted in buildings of 50 units, 75 units and
76 units instead of 50 units, 66 units and 85 units as con-
