The <br /> 12 commission recommends the zoning be changed on the condition that: <br /> 13 1 . The Zoning ordinance not be put into effect until detailed plans <br /> 14 have been received from the developer to include. berming along <br /> 15 the railroad track area; trees and shrubbery along the western <br /> 16 edge of the property; and an increased sideyard setback on the <br /> 17 northwest', corner. <br /> 18 2. Drainage would be subject to City engineering approval. <br /> 19 In recommending this zoning change, the Planning Commission finds that: <br /> 20 A. There will be speakers both for and against the proposal present <br /> 01 at the April 19th hearing on the proposal. <br /> 22 B.
