The 12 commission recommends the zoning be changed on the condition that: 13 1 . The Zoning ordinance not be put into effect until detailed plans 14 have been received from the developer to include. berming along 15 the railroad track area; trees and shrubbery along the western 16 edge of the property; and an increased sideyard setback on the 17 northwest', corner. 18 2. Drainage would be subject to City engineering approval. 19 In recommending this zoning change, the Planning Commission finds that: 20 A.
