ai
n Aon hilla e
DATE : APPROVAL :
March 31, 1989
TO : Planning Commission Members
FROM : Susan L. VanderHeyden, Assistant to the City Manager
S TEM : HARDEE'S, 4004 SILVER LAKE ROAD, SIGN VARIANCE REQUEST
Hardee's Inc. , 4004 Silver Lake Road, has requested a variance from the
Sign Ordinance of the City Code to allow a 37.1 square foot wall sign
on the westerly portion of the south facing mansard roof. This sign
would be in addition to the 76 square foot freestanding sign which was
granted by a variance in 1985. If approved, total signage would be
107.1 square feet.
The Sign Code allows for only one sign per establishment.
Justification of special circumstances supporting the variance request
by the applicant include:
1. The restaurant and freestanding sign cannot be seen from Apache Plaza.
2. Visibility of the freestanding sign is blocked by vehicles parked in
the Mobil gas station next door. This results in southbound traffic
being unable to see the existing sign.
In comparison, in August of 1988, Burger King was granted a sign
variance allowing them -
a. a 4 foot X 4 foot (16 square foot) Burger King logo to be mounted on
the south side of the proposed building;
b. an 18 inch X 14 foot, 6 inch (21.75 square foot) wall sign on the east
side of the building;
c. a 6 foot X 6 foot (128 square foot) monument type sign which would be
located adjacent to Silver Lake Road at the north entrance to -Apache
Plaza. (Only for drive-thru advertisement. )
Total 109.7 square feet, 150 allowable (usually in one sign) .
No calls have been received, either for or against.
:cjk2.21.89
