PLANNING COMMISSION MEETING •
APRIL 20 , 1993
PAGE 6

Mr . Sarna , the owner of this service station/grocery store,
wants to install a canopy over his gas pumps . His purpose in
installing this canopy is for the convenience of his patrons
in inclement weather .

Staff included- a drawing of Mr . Sarna ' s proposed plan in the
agenda packet . The proposed location for the canopy would
require variances of approximately 25 ' and 29 ' on two corners
of it . Staff also cautioned that there may be difficulty in
proving hardship . It was noted that granting of these
variances could be setting a precedent where other owners
would want canopies .

Commissioner Madden observed that placement of this canopy
would put patrons farther from the store and they may be
incovenienced . Mr . Sarna stated that they would not be
standing still when they were coming into the store . He felt
this canopy would cover patrons while they were standing still
pumping gas and protect them from the elements .

Chair Faust felt the size o f the canopy was very large and may
be overbearing. Commissioner Werenicz suggested that the
placement of the canopy could be slightly changed to enhance
its appearance and require less of a variance.

After some discussion , Chair Faust noted that five Commission
members favored the canopy with the understanding that some
modification could be done to the width of it and maybe a
slight turning. It was agreed that the two variances would
still be required even with the recommended changes .

B. _Concept Review - Consideration of Conditional Use Permit
for Fun Center at St . Anthony Lanes

Mr . Dave Logan, owner and operator of the St . Anthony Fun
Center, is considering the purchase of the St . Anthony Lanes .
The purchase is contingent upon the ability to obtain a
conditional use permit to allow an arcade (up to 35 machines)
at the St . Anthony Lanes location. He is interested in
receiving an indication of the likelihood of obtaining a
conditional use permit which will aid him in his decision
regarding the purchase of the bowling lanes building.

•
