STAFF REPORT <br /> DATE: October 14, 1993 <br /> TO: Planning Commission <br /> FROM: David Mark Urbia, Management Assistant <br /> ITEM: PETITION FOR VARIANCE, DARRIN AND JOANN MERCIL -BUYER, <br /> 3112 SILVER LAKE ROAD <br /> BACKGROUND <br /> This property is part of the St. Anthony HRA attempt to do scattered-site redevelopment. As <br /> this lot is a buildable lot, an updated home would require variances. The following variances <br /> are required: <br /> -Front-yard variance of seven feet; <br /> -Back-yard variance of twenty feet; <br /> -Lot area variance of 440 square feet; and <br /> -Lot width variance of twenty-four feet. <br /> The property at 3108 Silver Lake Road has a front-yard setback of approximately 22 feet and <br /> a north side-yard setback of approximately five feet. <br /> The applicant's proposed positioning of the house preserves the west, side-yard area for <br /> recreational open space activities. In addition, the minimal back-yard setback is attributed to <br /> attempting to closely match the approximate 30 foot setback of 2920 Townview Avenue. <br /> RECOMMENDATION <br /> Recommend to the City Council approval of the above listed variances with the hardships <br /> being the following: <br /> -to allow the redevelopment of a platted and buildable lot; <br /> -hardship caused by City Ordinances; and <br /> -the proposed home is of modern standards, which requires additional total square <br /> footage and different design considerations. <br /> O <br />
