STAFF REPORT <br /> DATE: October 14, 1993 <br /> TO: Planning Commission <br /> FROM: David Mark Urbia, Management Assistant <br /> ITEM: 3640/3644 SILVER LAKE ROAD LOT SPLIT AND VARIANCES <br /> BACKGROUND <br /> The applicant makes this request to enable refinancing. A requirement of the financial <br /> institution is for a lot split to enable each individual the ability of separate ownership. The <br /> City can subdivide the property using the same survey and parcels A and B division line as the <br /> new property line. Therefore, subdivision can be done waiving the replat requirement. As this <br /> is an existing structure, a lot split would require a zero lot line. This concpet immediately <br /> requires a variance. In addition, there needs to be variance for lot area, width, and lot <br /> coverage. The zero lot line variance would be for five feet for each structure. The other three <br /> variances are required, as the current lot meets the ordinance, but the two proposed lots would <br /> not. <br /> 3640 Silver Lake Road (proposed interior lot): <br /> -Lot Area = 5,6560' 12,0000' req'd - 1620.05, Subd. 2(a) <br /> -Lot Width = 49.4' 85' req'd - 1620.05, Subd. 2(a) <br /> -Lot Coverage = 40.6% (estimate) 30% req'd - 1620.05, Subd. 8 <br /> 3644 Silver Lake Road (proposed corner lot): <br /> -Lot Area = 8,121■' 14,000N' req'd - 1620.05, Subd. 2(b) <br /> -Lot Width = 71.1' 100' req'd - 1620.05, Subd. 2(b) <br /> -Lot Coverage = 28.3% (estimate) 30% req'd - 1620.05, Subd. 8 (no variance) <br /> RECOMMENDATION <br /> Recommend to the City Council approval of the subdivision (waiving plat requirements) and <br /> the variances, with the following hardship: <br /> • An existing structure that will not be modified, to allow for separate ownership. {, <br /> NOTES <br /> Lot coverage calculated in the following manner: <br /> Main structure - 24' x 46.3' = 1,111.20m' <br /> Side porch - 4' x 8.4' = 33.6s' <br /> Driveway* - 24' x 48' = 1,152s' <br /> *(higher estimate to allow for sidewalks) <br /> Total Coverage = 2,296.80' <br />
