Childs, City Manager <br /> ------------------------------------------------------------------------ <br /> SUMMARY DISCUSSION OF SUBJECT: This is a request for P.U.D. approval from <br /> Arkell Development and Walker-Methodist Homes for a 45 unit 202 Senior Rental Project <br /> to be located on 55,000 square feet south of Kenzie Terrace on the present site of <br /> the Mimosa Restaurant. This proposal must comply with both the P.U.D. ordinance and <br /> the minimum improvements section of our Redevelopment Agreement with Arkell Develop- <br /> ment. Areas of non-compliance with the Redevelopers Agreement include: <br /> 1 . Wood, rather than brick exterior. <br /> 2. Building is not sprinkled. <br /> 3. 15 parking spaces rather than 45 are provided. <br /> ir! These items do not conform because in the Redevelopers Agreement, the concept was <br /> originally for a 5 story building. Because of HUD regulations, the building must be <br /> designed as presented without a number of extra amenities to be eligible for funding. <br /> Review with respect to the P.U.D. requirements shows that a 17' setback is provided <br /> on the southeast side of the building (25' is required) . Density is 35 units per <br /> acre (much less than Phase 1 ) . 45 units are proposed and without P.U.D. approval , 23 <br /> would be allowed in R-4 zoning. The building meets the height and parking require- <br /> ments of the ordinance. Unit size is 540 square feet, which is less than the 650 <br /> square feet required in R-4 zoning. <br /> RECOMMENDATION: Staff recommends approval of the P.U.D. as proposed unless the Com- <br /> mission has modifications they wish to recommend. <br /> ATTACHMENTS : <br /> X Plan Application Form <br /> X Mailing List Letters of Support/Objection <br /> X Notice of Hearing <br /> CITY MANAGER'S REVIEW: COMMENTS: <br /> 1 <br /> 1 <br /> � h <br />
