7.oninc Sec. 2, Subd. 2 28. Dwelling, Townhouse-Attached dwelling units of three or more, each with separate means of access. 29. Family - one person or two or more persons each related to the others by blood, marriage, adoption, or foster care, or a group of not more than the owner of a residence plus three persons not so related occupying the residence and maintaining a common household and using common cooking and kitchen facilities. 30. Fast Food or Convenience Restaurant-A restaurant in which the primary method of dispensing and sale of food is over the counter direct- ly to the customer for consumption on the premises or elsewhere. Restaurants in which more than 20% of the gross sales are through table service are not to be considered fast food or convenience res- taurants. 31. Floor Area-The sum of the gross horizontal areas of all floors in a structure, except the basement, measured from the exterior faces. of the exterior walls. 32. Floor Area Ratio (F.A.R.)-The ratio of the maximum permitted floor area of the principal building or buildings to the zoning lot. (To determine maximum allowable total floor area on a lot, multiply the lot area by the floor area ratio). 33. Garden Level Apartment-An apartment on the lowest level of a building and in which the height of the base of windows shall not be more than four feet above the floor. 34. Garage-An accessory structure used to house automobiles and miscellaneous items. 35. Garage Sale-Any display of used goods and/or salesmen's samples and/or sale of same on a property used primarily as a residence. 36. Grade-The elevation of the garage floor in a structure with an attached or tuck under garage, or the elevation of the average finished surface of the ground at the building setback line in a structure with a detached garage. 37. Junk Yard-Land or buildings where waste, discarded or salvaged materials are bought, sold, stored, exchanged, cleaned, packed, dis- assembled or handled, including but not limited to scrap metal, rags, paper, hides, rubber products, glass products, lumber products, plas- tic, etc. and products resulting from the wrecking of automobiles or other vehicles. 38. Kennel-Any premises where three or more caged or non-caged domestic animals of the same breed or species are kept, except for animal hospitals, pet shops or veterinary clinics. 39. Land Coverage-The area of _land on a zoning lot which is covered by buildings and/or accessory structures. -5-
