DRAFT REQUEST FOR PROPOSALS <br /> 17 <br /> is A draft of a Request for Proposals was distributed to the <br /> 19 Council . This RFP is, seeking proposals from private developers <br /> — to acquire the property at 3112 Silver Lake Road to construct <br /> 21 a single family home . <br /> 22 <br /> 23 The H. R .A. is currently in the process of acquiring the <br /> 24 propety . The house on the parcel is substandard but the lot , <br /> �5 which measures 66 ' x 160 ' , is buildable . <br /> The RFP contains four conditions which must be met by a <br /> 23 developer , the first condition being a home valued at $90 , 000 <br /> must be built on the parcel . As this is an undersized lot , a <br /> _'•� variance will be necessary to construct a two-car garage which <br /> _'•1 is required for new construction . It is hoped that access to <br /> 32 the property will be off. of side street rather than Silver <br /> 33 Lake Road . <br /> 34 <br /> 35 The Executive Director advised that plans will not be sought <br /> 36 from developers in their bid submissions as they are <br /> 37 expensive . Staff will accept development concepts . He noted <br /> 38 that some developers have indicated they would like the City <br /> 39 to hold the land and not require its sale until the <br /> 40 construction of the house is completed . The City Council and <br /> 41 staff is not supportive of this type of arrangement . <br /> 42 <br /> 43 The value of the lot is placed between $30 , 000 and $35, 000 . <br /> 44 <br /> 45 The City Manager noted that no timelines for completion of the <br /> 46 house have been stipulated . He suggested that the H. R .A. <br /> 47 should establish timelines . <br /> 43 <br /> 49 Advertisements of this parcel will be placed in the local <br /> 50 newspapers and construction magazines and periodicals . <br />
