STAFF REPORT <br /> DATE: April 18, 1995 <br /> TO: Planning Commission <br /> FROM: Kim Moore-Sykes, Management Assistant <br /> ITEM: PETITION FOR PROPERTY SUBDIVISION -- <br /> 3220 -29TH AVENUE NE <br /> BACKGROUND <br /> The owner, Mildred Verkin has submitted a petition for property subdivision and a <br /> preliminary plat for consideration. In her application, she. is requesting that the City <br /> approve her request to subdivide her property at 3220 - 29th Avenue NE into five lots. <br /> Currently, there are three existing residential structures, one of which will be removed in <br /> order to facilitate the subdivision of the property. The other two structures will remain, <br /> one on proposed Lot 1 and the other on proposed Lot 4. The three remaining proposed <br /> lots will be built-to-suit. <br /> The resultant square footage of the proposed lots will be: <br /> Lot 1: 11,177 sq. ft. with an existing house. <br /> Lot 2: 9,338 sq. ft. vacant lot. <br /> Lot 3: 11,128 sq. ft. vacant corner lot. The ordinance requires 11,000 sq. ft. <br /> for corner lots. <br /> Lot 4: 12,266 sq. ft. with an existing house. <br /> Lot 5: 12,665 sq. ft. vacant lot. <br /> The attached proposed plat shows the information as required by the Subdivision of Land <br /> ordinance, including the proposed building sites, the structures to remain, the driveways, <br /> the structure to be removed and proposed drainage. <br /> RECOMMENDATION <br /> Staff recommends the approval of the property subdivision of 3220 - 29th Avenue NE into <br /> five lots and the attached preliminary plat. <br />
