Inc. in the amount of$9,300.00 for professional services rendered <br /> 2 May 1 through May 31, 1997 in regard to Water Resource Management Plan. <br /> 3 D. 4 pages of Verified Claims as presented by the Finance Director. <br /> 4 Motion carried unanimously- <br /> 5 VII. REPORTS. <br /> 6 A. Planning Commission - June 17, 1997. <br /> 7 Planning Commissioner James Gondorchin was present to report on the issues addressed at the <br /> 8 June 17, 1997 Planning Commission meeting. <br /> 9 1. Phil Rosar, Exhaust Pros, 4000 Silver Lake Road; Conditional Use Permit and <br /> 10 Front Yard Variance. <br /> 11 Commissioner Gondorchin reported the Planning Commission held a public hearing to <br /> 12 consider a request for a conditional use permit to add a car wash and additional bays and a <br /> 13 variance request of 25 feet to accommodate the expansion for Exhaust Pros, 4000 Silver Lake <br /> 14 Road. The Commission voted unanimously to approve both requests. Gondorchin reported <br /> 15 there was an omission in the minutes for that meeting in regard to operating hours. The <br /> 16 Commission had included hours of operation for the business on Sunday from 10:00 A.M. to <br /> 4 4:00 P.M. <br /> 8 The City received one letter in opposition to the request, complaining of the noise and the <br /> 19 appearance of the site. This was further emphasized by testimony of residents at the meeting, <br /> 20 objecting to the noise and appearance of the site. <br /> 21 The Planning Commission felt this would be a nice upgrade to the site as it would include <br /> 22 75% new construction and would replace an obsolete building. The way the building is laid <br /> 23 out on the lot, granting of the variance will not cause an encroachment and is appropriate. <br /> 24 The Planning Commission recommended approval of the conditional use permit based on the <br /> 25 following conditions: <br /> 26 1. Submittal of a plan for aesthetic improvements to the structure including landscaping, <br /> 27 driveway, 'dumpster enclosure and signage plan to be implemented within six months <br /> 28 of plan approval; <br /> 29 2. Hours of operation for the Exhaust Pros shop (not including the car wash) be Monday <br /> 30 through Friday from 7:00 A.M. to 8:00 P.M., Saturday from 7:00 A.M. to 5:00 P.M., <br /> 31 and Sunday from 10:00 A.M. to 4:00 P.M.; - <br /> 32 3. That signage be limited to a monument sign and a pylon sign is not allowed; and, <br /> 33 4. Outdoor vehicle storage be limited to two vehicles for a period not to exceed 72 hours. <br /> 34 <br /> The Planning Commission recommended approval of the variance request based on the <br /> . 46 following conditions: <br /> 37 <br />
