Recommendations <br /> • Booster Station 2 and Well Houses 3.4. and 5 <br /> • Required General Improvement Needs(all four buildings): <br /> • Painting(interior and exterior) <br /> • New epoxy flooring <br /> • New fascia and roof <br /> • New damage resistant windows <br /> • New unit heater <br /> • Repair to exterior CMU walls at various locations <br /> • Specific Improvement Needs: <br /> • Well House 4: New doors;brick tuckpointing;rebuild small shed addition <br /> • Well House 5: New doors <br /> • Recommended Improvements: <br /> As mentioned above,the existing buildings are all performing their job(protection of pumps and <br /> equipment),with only non-structural repair/maintenance required to keep them operational. More <br /> importantly at this point in time,are the aesthetic issues concerning the buildings. Booster Station <br /> 2 and Well Houses 3 and 4 are located at the City Hall/Central Park site,a prominent site that <br /> continues to be improved for public use and demands more architecturally pleasing facilities. <br /> Well House 5 is also located at a City Park that is on a highly visible street intersection on Silver <br /> Lake Road. In addition to the continuing ordinary maintenance needs,a more comprehensive <br /> approach for building improvement is needed. We recommend one of two levels of improvements <br /> possible for these four buildings: <br /> • Level One Improvements: <br /> • Repair/replace items as listed above(doors,windows,flooring,paint,roofing,etc.)and, <br /> • Bring all buildings to the same sort of color scheme with updated exterior finishes(paint, <br /> fascia,doors,windows,etc.)to create a more unified `look' to these public buildings <br /> • Level Two Improvements: <br /> • Perform necessary maintenance repairs listed above and, <br /> • Modify the building envelope for each building to create a type of building `theme' or <br /> `style' such as: <br /> • New masonry veneer and/or stucco exterior <br /> • New roof trusses to create a pitched roof <br /> • Modifications would utilize the existing building structure,but significantly modify <br /> the exterior appearance. The intent is to create buildings that would fit into the <br /> context of the park/neighborhood—so they don't have such a`utilitarian' look to <br /> them. All buildings should be brought to a similar level of improvements,so they <br /> would have a more unified `look' as in the first level of improvements listed above. <br /> • GAC Plant <br /> • Required General Improvement Needs: <br /> • No immediate needs-ongoing cosmetic/routine maintenance only <br /> • Potential long-term needs are: <br /> • New roofing(assume replacement every 10—20 years) <br /> • Replace exterior metal panel in 25 years <br /> • Some form of brick veneer repair(tuckpointing,partial wall replacement,etc.) <br /> • Recommended Improvements: <br /> • There is evidence of small amounts of water seepage through the below-grade CMU wall <br /> despite recent corrective actions. This condition should continue to be monitored for any <br /> changes or appearance of damage to the wall. <br /> 7 <br />
