Sprint Spectrum L.P.currently holds an FCC license to provide digital wireless <br /> communication services in Minneapolis. Sprint Spectrum L.P.has hired LCC International to perform Leasing, <br /> Zoning,and Construction in the Minneapolis market. <br /> Sprint's wireless communications facility provides a source of rental income to the City of St.Anthony with no <br /> investment from the City. The communications facility will require no improved leased area and will be an <br /> unmanned facility. Sprint's equipment is clean,quite,smoke free and safe. It will improve wireless <br /> communications service to the community of St.Anthony and provide additional revenue. <br /> Sprint would like to install the following equipment on your facility: <br /> • An initial install of(9)nine antennas with the ability to install'up to 12 antennas in the future; <br /> • A 30'X 30'lease are to accommodate Sprint's BTS equipment cabinets and platform <br /> • Coaxial cables and associated hardware; <br /> • 240 Volt,single phase, 100 amp power and <br /> • A(T1 span)telephone line. <br /> Proposed Lease Terms: <br /> Initial lease terms:Five Years <br /> Renewal Terms:(4)Four—Fiver year,Automatic Renewal Terms <br /> Proposed Rent: $1350/month and a 15%per term rent escalator <br /> The cost of all utilities;phone lines,and necessary improvements will be paid for by Sprint Spectrum L.P. <br /> Please find enclosed an Entry and Testing Agreement and a Site Agreement, If you have any questions,feel free <br /> to contact me at 612-366-8944. <br /> Although Sprint Spectrum L.R originally budgeted$1,000/month for the installation of this site,Sprint would <br /> be willing to pay$1350.00 per month, 15%per term rent escalator with the understanding that we can come to a <br /> mutual agreement on the lease by November 1� 2003.
