P,EPOR-FS NOVEMBER 18, i986 PLANNING COMMISSION MEETING. - COMMISSIONER JOHN MADDEN Request for Lot Splitfor John Hertog for .2521 St. Anchony koad and 3246 Edward Street Application: subdivision without platting which would allow transfer of 20 X 120 foot parcel from the rear of Mr. Hertog's residence on . St. Anthony Road to the 50 X 180 foot lot he owns at the Edward Street address. The result would be two lots, 14,400 and 11 ,400 square feet, both of which would be above minimum size. Proponent: Mr. Hertog who did not speak at the Council consideration. Opponents: none and staff reported no calls either for or against prior to the November 18th Commission hearing or Council November 25th meeting. Staff input: recommended approval because no variances would be required and the resultant lots would comply with the Zoning Ordinance; agreed that removing the existing small house on the Edward Street property would make that parcel more marketable. Commission re- Council approval . commendation: Council action: Motion by Marks, seconded by Makowske to grant the request from John L. Hertog, 2521 St. Anthony Road for subdivision without platting. This would allow the applicant to split a parcel 20 feet X 120 feet from the north side of Lots 5 and 6, Block 2, Clark and Kings Hennepin Gardens (2521 St. Anthony Road) to be attached to Lot 4, Block 2, Clark and Kings Gardens (3246 Edward Street) for the purpose of constructing a new single family home on the thus enlarged lot at 3246 Edward Street after removing the structure on said lot. In granting approval of the lot split, the Council finds, as did the Planning Commission, that: * the request appears to be in order; * no one appeared to speak against the lot split at either the November 18th Commission hearing or the Council 's consideration November 25th. Staff had reported receiving no calls for or against the proposal prior to either meeting; * by allowing the lot split, the City would be creating two lots, both of which .would meet minimum standards for lot sizes in St. Anthony. Motion carried unanimously. Final Plat Approval for Village Townhomes in St. Anthony Application: plat 6pprovaTfor remaining 23 units of the subdivision which are under construction.
