Childs, City Manager <br /> T,rj-7m GET IT FOR LESS, APACHE PLAZA, SIGN VARIANCE REQUEST <br /> BACKGROUND: Get It For Less at Apache Plaza currently has two wall signs on the south <br /> side of the building with a total sign surface area of 147.5 square feet. <br /> In accordance with the city sign ordinance, such a business would be allowed <br /> up to 150 square feet of signage- based on 2 square feet of signage per linear <br /> foot of building frontage to a maximum of 150 square feet. <br /> The applicants request that since this business is in a corner location, that <br /> they be granted a variance to allow one of two additional signs as follows: <br /> First choice: one 150 square foot wall sign to be mounted on the east <br /> side of the building. <br /> Second choice: one 72 square foot wall sign to .be mounted on the east side <br /> of the building. <br /> Some of the other locations where the Commission has received and approved <br /> similar requests include Cokesbury Book Store, Nationwide Sewing Machine <br /> and Town and Country Foods in the St. Anthony Shopping Center and at Zantigo, <br /> and Tires Plus in Apache Plaza. All of these locations are corners or have <br /> multiple frontages, thus giving rationale for variances previously granted <br /> and generally supporting this request. <br /> Approval of the request would result in signage exceeding the provisions of <br /> the sign ordinance' of varying amounts, depending on action recommended by <br /> the Commission: <br /> 1 ) Approve the full request. Result: <br /> South 1 - 116 square foot sign <br /> 1 - 31.5 square foot sign <br /> East 1 - 150 square foot sign <br /> TOTAL 3 - 297.5 square feet <br /> 2) Approve partial request. Result: <br /> South 1 - 116 square foot sign <br /> Delete 31.5 square foot sign <br /> 1 - 150 square foot sign or .1-72 square foot sign <br /> TOTAL 2 - 266 square feet 2-188 square feet <br /> Because of the extremely tall wall section of this portion of Apache <br /> Plaza, the proposed signs will 'not appear to be excessive in size. If you <br /> drive by and imagine the proposed signs, you will probably not feel that the <br /> request for a sign on the east side represents an excessive amount of <br /> signage. <br /> cjk:pcl.16.87 <br />
