PETERSON, FOR 3301 EAST GATE ROAD <br /> The applicants are proposing improvements to an existing house and <br /> freestanding garage which would result in the garage being an attached <br /> garage. Based on the City Zoni-ng Ordi-nance, the current garage has a <br /> legal non-conforming setback of 24" from the property line as -well as <br /> a 2 foot setback from the neighbor' s garden shed which actually <br /> encroaches onto the Peterson property from 1 to 2 feet. <br /> The Peterson's propose a new laundry room and two season porch. The <br /> improvements will not exacerbate the current setback problem but <br /> additions to a non-conforming use do require a variance prior to <br /> approval . <br /> The lot is an odd-shaped one which is one basis for a variance and <br /> this appears to be a straight forward request. <br /> No calls have been received for or against this request and a letter <br /> from Mr. Dickey (the neighbor. to the north) states that he has no <br /> objections. <br /> By connecting the house and garage, which have only a 5 foot <br /> separation, it might be possible to rationalize that for fire <br /> separation purposes, the current situation is made safer rather than <br /> worse since firewalls, etc. are required when the structures are joined. <br /> :cjk4.21.87 <br />
