Childs, City Manager <br /> I T EM : SIGN VARIANCE PENNY CERVANTES FOR EQUINOX APARTMENTS, 2808 SILVER LANE <br /> The sign ordinance allows one freestanding sign for a multiple - <br /> dwelling complex not greater than 50 square feet in sign surface <br /> area with the total sturcture (including sign) not to exceed 150 <br /> square feet in area and- not taller than- 10 feet in height. - <br /> The applicants currently have 3 signs of 2 X 4 in size. They <br /> propose to update these signs and add one additional sign near <br /> the Hardee's Restaurant south entrance. <br /> The applicants would be allowed to update the existing signs <br /> without a variance if they were the same size and location. They <br /> want to add one new sign, however, and they also wish to relocate <br /> the sign on Silver Lane as shown the sketch. Our records show <br /> that the proposed location is on the City right-of-way and thus <br /> is unacceptable. Whatever the location, a variance is needed to <br /> add the new sign near the Hardee's entrance. <br /> Total square footage requested in the 3 freestanding signs is 48, <br /> which is below the maximum of 50 square feet. <br /> Special circumstances exist due to the layout of the Equinox <br /> Apartments with several entrances and no real "main" entrance. <br /> In addition, the complex is really divided into two "sub- <br /> complexes" and is thus fairly difficult to identify with one <br /> sign. <br /> No calls have been received either for or against this request. <br /> The proposed signage should enhance the building, however, the <br /> Silver Lane sign must be located back away from the right-of-way <br /> (approximately 15 feet from the curb on the north) . and it should <br /> be far enough back from the driveway to the east as not- to <br /> obstruct visibility for traffic in and out. <br /> :cjk4.16.87 <br /> J <br />
