Childs ' March 12th memorandum advised: . <br /> 5 <br /> 6 -City-' s Zoning Ordinance now-requires a two car <br /> 7 garage in a single family residence. A one car <br /> 8 garage is a grandfathered use; <br /> 9 <br /> 10 -the variance would put the property out of con <br /> 11 formance relative to setback, but in conformance <br /> 12 relative to enclosed parking space; <br /> 13 <br /> 14 -there would be a total separation of 11 feet <br /> 15 between Mr. Nelson' s property and the house to <br /> 16 the south; <br /> 17 <br /> 18 -no calls had been received by staff either for <br /> 19 or against the request. <br /> 20 <br /> 21 During the discussions which were carried on between the <br /> 22 Commissioners and persons present to respond to the request, the <br /> 23 City Manager stated further that: <br /> 24 <br /> 25 -a four foot variance would be required-. if a <br /> 26 22 foot wide garage would be constructed because <br /> 27 the north setback on .the property is only 5 <br /> 28 feet from the property line, leaving 10 feet to <br /> 29 be made up on the south side to bring the project <br /> 30 into conformance with the Ordinance requirement <br /> 31 of 15 foot total side yard setbacks . The project <br /> 32 would conform to the Ordinance requirement that <br /> 33 at least 5 feet setbacks be provided on each <br /> 34 side; <br /> 35 <br /> 36 -indicated that because there are so many one car <br /> 37 garages still in existence in the City, a number <br /> 38 of similar variances had been granted by the City <br /> 39 the last six years he has been City Manager; <br /> 40 <br /> 41 -said that variances for setbacks of less than 5 <br /> 42 feet from the lot line were considered difficult. <br /> 43 The Council and Commission seemed more receptive <br /> 4.4 to approving additions which came within 5 or 10 <br /> 45 feet of the lot line as long as at least a 10 <br /> 46 foot separation between houses is maintained. <br /> 47 (This- proposal would allow 11 . ).; <br /> 48 <br /> 49 -recalled there had been a good number of similar <br /> 50 variances granted after the tornado; <br /> 51 <br /> 52 -confirmed that the Zoning Ordinance stated that • <br /> 53 eaves could project up to three feet into the <br /> 54 side yard but not closer than 30 inches to the <br /> 55 <br /> 0 <br />
