'hoe,n <br /> DT <br /> ills a <br /> AE : APPROVAL. : <br /> April 12, 1991 <br /> TO : Planning Commission Members <br /> FROM : <br /> Susan VanderHeyden Assistant to the City Manager <br /> ITEM : REZONING PETITION <br /> Forrest and Marty Harstad of Harstad Companies, 1900 Silver Lake Road, New Brighton, are <br /> petitioning the City to rezone the property at 3816 Foss Road, from Light Industrial to R-4 Multiple <br /> Family Residence District. <br /> Harstad's had previously petitioned the Planning Commission and City Council for a rezoning from <br /> LI to R-3 Townhomes. This request was approved on October 23, 1990. However, there was a <br /> problem concerning capacity of the proposed number of units for the lot. <br /> City staff has been working with the Harstad's to try to resolve this issue. To meet the capacity <br /> requirements of the zoning ordinance, the Harstad's would have had to reduce the proposed <br /> development to such an extent that it would not have been feasible. Therefore, the Harstad's have <br /> changed the proposed development to 2 eight-plex condominiums which fit under the zoning district <br /> of R-4. <br /> The previous rezoning was to be allowed on the condition that the development occurred, <br /> therefore, the present request is from LI to R-4. <br />
