PLANNING COMMISSION MEETING
APRIL 21 , 1992
PAGE 10

hardship in the findings .

Franzese requested staff to contact other gas service
centers with pylon signs regarding the arrangements made
with their suppliers .

Burt noted there are no other operations similar to this
one in St . Anthony.

Thompson felt the location of this operation requires
signage for visibility .

Gondorchin inquired if all of sign allowance funding had
been spent on the pylon sign . Mr . Vogt responded that all
that is remaining to be done are the footings and they
are not very costly. He also noted that any oil suppliers
will bear the cost of a pylon . Franzese inquired if the
pylon signs -presently in place could be used at any of
their other locations or be sold . Mr. Vogt felt this
would not be the case .

Faust stated that the pylon sign will remain only if
there is a gasoline brand sign on it .

Burt stated that as the ordinance is written staff has
come to its interpretation. If the Planning Commission
arrives at some Findings the request can be granted.

Murphy felt this decision would be based on a
"condition . " Werenicz felt this may not be workable as
the strip was not dependent on a gas station being
located in it .

Werenicz observed that the Planning Commission really
does not want to -be in the position of re-writing the
Sign Ordinance based on one situation. The pressure to
approve a non-conforming sign is being brought by the
suppliers .

The Public Hearing was closed at 8 : 41 p.m.

Faust requested that the three conditions for granting a
variance be read. Urbia read the three conditions for the
granting of a variance.. They are as follows :

1 ) The granting of the variance will not be
detrimental to the public welfare or injurious •
to_ other property in the neighborhood or
village .
