ANTHONY <br /> UNOCAL, INC., 2812 27TH AVENUE NORTHEAST <br /> Background <br /> If the conditional use permit request was granted, then this issue may be considered. The <br /> applicant proposes a canopy that is 24 feet by 42 feet. A portion of the canopy is outside of <br /> the building envelope. At its closest point to the property line, the canopy is within the <br /> setback area by eight feet. In addition, there must be hardship if a variance were to be granted. <br /> A potential hardship could be the unusual shape of the lot. I asked the applicant if the pumps <br /> and canopy could be moved closer to the building, which would not require a variance. The <br /> applicant believes this situation would leave less manuevering room. However, there could be <br /> • stacking problems at the stub street. <br /> • <br />
