a STAFF REPORT <br /> DATE: July 29, 1993 <br /> TO: Planning Commission <br /> FROM: David Mark Urbia, Management Assistant <br /> ITEM: PUBLIC HEARING V.C. <br /> Background <br /> The applicant, Michael and Kay Baker,. 3044_ Croft Drive, request a variance of=16 feet from <br /> the thirty foot setback requirement. As this is a two story home with a single tuck under <br /> garage, the garage setback permit cannot be used if the owner builds living space over the <br /> added garage space. The hardship would be caused by City Ordinance, as under the garage <br /> setback permit this would be allowed. In addition, this would correct an extraordinary <br /> circumstance, as the appearance of an added garage area without living space above would <br /> degrade the appearance of the home. By granting the variance, an undue hardship would be <br /> relieved in allowing a double garage, which meets the standards of today. <br /> • Recommendation <br /> Recommend approval of a variance of 16 feet of the 30 foot setback requirement to allow to <br /> the addition of 7 feet. The allowance of the variance request would allow for a double garage <br /> and additional living space, which will provide uniformity to the home. The variance request <br /> should be approved with the following conditions: <br /> (1) The existing stucco would be done entirely throughout the home for <br /> uniformity. <br /> (2) The existing gravel driveway would be upgraded to asphalt or cement. <br /> • <br />
