• STAFF REPORT <br /> DATE: July 19, 1993 <br /> TO: Planning Commission <br /> FROM: David Mark Urbia, Management Assistant <br /> ITEM: MISCELLANEOUS -- VI.A. <br /> The lot coverage requirement of 30% for R-1, R-lA, and R-2 zoning districts and 50% for R-3 <br /> and R-4 zoning districts was recently adopted in the 1993 recodification. <br /> The idea was proposed by staff as a way to prevent overbuilding or someone hardcovering <br /> their entire yard. The percentages of lot coverage were proposed by researching other <br /> communities and finding what may be reasonable. <br /> Recently, a number of proposed additions or rebuilding were extremely close. There may be <br /> a situation where someone will not be able to follow a plan as they might not be able to prove <br /> hardship in a variance. For St. Anthony to keep improving the housing stock, rebuilding and <br /> • additions are necessary. The 30% and 50% lot coverage requirements might be limiting. <br />
