• MEMORANDUM <br /> DATE: August 10, 1994 <br /> TO: Michael Morrison, City Manager <br /> FROM: Larry Hamer, Public Works Director <br /> ITEM: STOP 'N' GO, 2400-37TH AVENUE N.E., CONDITIONAL <br /> USE PERMIT REQUEST <br /> Conditional Use Permit <br /> 1. The convenience store with fuel area is an allowed use in a "C" <br /> Commercial district. <br /> 2. The existing building will be removed and the fuel spills in the soil will <br /> be corrected according to MPCA standards. <br /> • 3. Ground cleaning and tank removal will be done. <br /> Attached Documents <br /> 1. Certified survey with elevations. Drainage will be controlled by all new <br /> curbing to the storm sewer drainage. <br /> 2. Site plan showing the setbacks and the variances the owner is requesting. <br /> -There are two variances for the structure, one on the south side <br /> yard setback of 7 feet and the other on the back yard setback of <br /> 13 feet. <br /> There are two variances requested for the canopy, one on the <br /> west end of 12 feet and one on the north end of 20 feet. <br /> Most stations rebuilt are having a problem with the 35 foot <br /> setback. They need to be able to put the canopy in to <br /> accommodate_the customers. Two out of the four existing <br /> driveways will be closed. <br />
