7/19/94 <br /> City of St Anthony <br /> 3301 Silver Lake Road <br /> St Anthony, Minnesota 55418 <br /> Re: Proposed Convenience Store at 2400 37th Avenue N.E. <br /> To Whom It May Concern, <br /> C.M.Group, Inc. , on behalf of Merle Olson (Owner), is requesting a variance <br /> on front, rear, and both sides of the property at the address noted above. <br /> As a consulting service for the petroleum industry, it is our's and Merle <br /> Olson's opinion that the variance is needed for the following reasons: <br /> 1) In an effort to improve traffic flow on that corner by eliminating- two <br /> driven, we require the area to maintain proper drive lanes and parking as <br /> needed. <br /> 2) Building size and canopy size are being kept at a minimum compared to <br /> industry standards, but still extend beyond setbacks as required by the <br /> City. <br /> 3) To install a convenience store with the area allowed by the given set- <br /> backs, the site would not be adequate to provide a service or a facility <br /> which is in the interest of public convenience. <br /> 4) The Owner has given us these guidelines for building size and fueling <br /> area as he requires to make a profitable business on this corner. <br /> Please note that we have spoken with the neighbors on both the south and <br /> east sides and they have no objections to our proposal. <br /> nk You, <br /> v <br /> K e ( resident) <br /> Kevin McCormick (Designer) <br /> Merle Olson (Store Owner) <br /> i <br />
