ANTHONY, MN <br /> THE LOT IS 5T X 130'WITH AN EXISTING RESIDENCE AND GARAGE LOCATED AS SHOWN ON <br /> THE ACCOMPANYING SITE PLAN. THEY OCCUPY 1,248 SF OF THE SITE. THE EXISTING HOUSE <br /> AND GARAGE ARE LOCATED IN SUCH A MANNER THAT AN ADDITION OR REMODELING IS NOT <br /> FEASIBLE AND WOULD NOT SUIT OUR NEEDS. WE HAVE DESIGNED AN ADDITION, HOWEVER, <br /> IT WOULD NOT PERMIT THE GARAGE TO BE IN THE FRONT OF THE SITE AND WOULD <br /> NECESSITATE LOCATING IT IN THE REAR OF THE LOT IN ORDER TO CONFORM TO THE SETBACK <br /> REQUIREMENTS OF THE ORDINANCE. THIS SCHEME WOULD REQUIRE US TO BACK OUT OF <br /> THE GARAGE ALL THE WAY TO THE STREET. THIS WOULD ALSO AFFECT THE RESALE VALUE <br /> OF THE HOUSE. <br /> WE HAVE ELECTED TO DEMOLISH THE EXISTING HOUSE AND GARAGE AND CONSTRUCT A <br /> • NEW HOME.WE ENCLOSE THE DRAWINGS. <br /> HOUSE 2,340 SF <br /> GARAGE 528 SF <br /> TOTAL 2,868 SF=38%OF SITE <br /> PAVING 728 SF <br /> TOTAL ROOF AND PAVING 3,592 SF=48%OF SITE <br /> THE SITE IS 7,410 SF. THE ORDINANCE ALLOWS 30% LOT COVERAGE INCLUDING PAVED <br /> AREAS. THIS WOULD ALLOW US ROOF AND PAVING LOT COVERAGE OF 2,223 SF. <br /> DIANE IS PERMANENTLY CONFINED TO A WHEELCHAIR. THE LOCATION IS PERFECT FOR US <br /> BECAUSE IT IS CLOSE TO ALL OF THE FACILITIES DIANE NEEDS FOR HER HANDICAP AND HER <br /> WORK WE HAVE INVESTED OUR MONEY IN THIS PROPERTY AND IT WOULD BE DIFFICULT, IF <br /> NOT IMPOSSIBLE,TO RECOUP OUR INVESTMENT WITHOUT IMPROVING THE PROPERTY. WE <br /> HAVE TRIED TO BUY ADDITIONAL ADJACENT PROPERTY. THERE ARE VACANT LOTS ON THE <br /> NORTH AND SOUTH OF OUR PROPERTY. WE HAVE TRIED TO PURCHASE EITHER OF THESE <br /> LOTS, HOWEVER,THE OWNER HAS REFUSED TO SELL. <br /> OUR PLANS MEET ALL SETBACK REQUIREMENTS.
