FAX:612 930 5850 October H. 1994 Mr. Mike Morrison City Manager - St. Anthony 3301 Silver Lake Road St. Anthony, Minnesota 55418 RE: New Cub Foods Apache Plaza Mall St. Anthony, Minnesota Project #2189.01 Dear Mike: This will confirm that Cub Foods is in the final stages of purchasing an eight (8) acre parcel of land located at the south end of the Apache Plaza Mall. This parcel would include approximately 140,000 SF of the existing mall structure. We are proposing to demolish that portion of the mall and construct a new 75,000 SF Cub Foods adjacent to the remaining mall structure with space for future expansion. (Proposed site plan is attached.) We are requesting approval from the City of St. Anthony for the following: O1. SUBDIVISION APPROVAL: Dennis Cavanaugh of C. G. Rein Company is preparing a revised plat drawing of the proposed Apache Plaza 5th Addition. He is also going to submit the application and appropriate fees for subdivision/plat approval. 02. PETITION FOR VARIANCE: The minimum side yard setback required by the City is ' We are requesting a'variance for a zero lot line side yard setback which /wou d allow`Cub Foods to be constructed directly adjacent to the remaining mall. The building official (consultant) for the City of St. Anthony, Duane Grace, has informed us that he would prefer not to see the new Cub Foods building separated from the remaining mall. He also informed us that if the buildings are required to be separated he would require a 60' area separation. This would cause severe hardship to the development of this project. There would not be enough room for the proposed building or future addition.
