This parcel would include <br /> approximately 140,000 SF of the existing mall structure. We are proposing to demolish that <br /> portion of the mall and construct a new 75,000 SF Cub Foods adjacent to the remaining mall <br /> structure with space for future expansion. (Proposed site plan is attached.) <br /> We are requesting approval from the City of St. Anthony for the following: <br /> O1. SUBDIVISION APPROVAL: Dennis Cavanaugh of C. G. Rein Company is <br /> preparing a revised plat drawing of the proposed Apache Plaza 5th Addition. He is <br /> also going to submit the application and appropriate fees for subdivision/plat <br /> approval. <br /> 02. PETITION FOR VARIANCE: The minimum side yard setback required by the City <br /> is ' We are requesting a'variance for a zero lot line side yard setback which <br /> /wou d allow`Cub Foods to be constructed directly adjacent to the remaining mall. <br /> The building official (consultant) for the City of St. Anthony, Duane Grace, has <br /> informed us that he would prefer not to see the new Cub Foods building separated <br /> from the remaining mall. He also informed us that if the buildings are required to be <br /> separated he would require a 60' area separation. This would cause severe hardship <br /> to the development of this project. There would not be enough room for the <br /> proposed building or future addition. <br />
