STAFF REPORT <br /> DATE: October 19, 1994 <br /> TO: Michael Mornson, City Manager <br /> FROM: Larry Hamer, Public Works Director <br /> ITEM: VARIANCE AND CONDITIONAL USE PERMIT FOR KNOX LUMBER <br /> COMPANY <br /> The property presently owned by C. G. Rein at Apache Plaza is going to be split and re- <br /> platted on the north side of the existing mall. <br /> Knox Lumber will need to obtain approval of a set back variance of 15 feet to allow <br /> construction of their building on the south end of the Knox property as zero lot line placement. <br /> According to the Uniform Building Code, if the structure is placed on the lot away from the <br /> Apache property, Knox would need 60 feet on all sides from any structure. However, if the <br /> structure is placed for a zero lot line, it would be considered as part of the building with a fire <br /> separation. The zero lot line is permitted by the UBC. <br /> Knox Lumber will also need a conditional use permit for outside storage. Their plans indicate <br /> all lumber products, etc. will be under roofs. In addition, they have proposed a 15 foot block <br /> wall with plantings on the outside perimeter of the wall for screening. Lighting will be on the <br /> outside of the structures. <br /> Drainage of this property will drain into a retention basin on the northwest the west side of the <br /> lot. <br />
