By the year 2000, the City <br /> should see a population over 8,000. <br /> NEW HOUSING STARTS <br /> Since the mid-1970s, St. Anthony has been essentially totally developed with over 95% of <br /> the land area utilized and unavailable for development. However, there has been the <br /> purchase of developed lots for redevelopment of a higher valued project. Further, new <br /> townhome projects (of 30+ units) have taken place in two previously poorly utilized areas. <br /> The City foresees one or two more projects of a smaller scale in one to two years time. <br /> COMMERCIAURETAIL GROWTH PROJECTIONS <br /> The City does not partake in any market/retail studies or projections. The two major retail <br /> centers in the City, Apache Plaza and St. Anthony Shopping Center, are in decline. <br /> However, the City is willing to assist with tax increment financing if conditions are met. <br /> .y- <br />
